Scan to BIM

Collection of high-accuracy, comprehensive and consistent spatial data of the built environment is an integral part of BIM, which, along with modelling, allows us to produce smart, parametric asbuilt models. These are known as a “digital twin” of the physical space or site. They provide a record of the construction process results which is far more useful than traditional pdf asbuilt drawings. During construction, the model can be used for claims, progress validation, quality assurance and clash avoidance. It is ultimately handed over to the client at the completion of the project, integrating with the asset management systems to obtain much greater efficiency and control throughout the project lifecycle.  

The scan to BIM process is conducted as follows;

  1. Data collection 
    Data collection is usually completed with a 3D laser scanner, though it can also be done with a traditional surveying total station, in which case the process is called “Survey to BIM”. This is much slower, as each point has to be recorded manually, whereas the scanner collects around 1 million points/second. The only time a total station would be used is where a very high level of accuracy is required, ie ±1mm.
  2. Registration 
    Each scanner setup creates a series of dense point clouds, of whatever is visible from each point. These are then merged together in a process called registration. Certitude Surveys uses Leica Cyclone Register, a very powerful program which creates seamless point clouds that can be georeferenced to datum coordinates.  
  3. Modelling 
    Features are extracteengineering surveying d from the 3D point cloud using modelling software such as Revit. Parameters for each feature and component are populated with relevant information to create a smart model. The level of detail (LOD) and Level of information (LOI) are two variables which determine what kinds of features are extracted for the model, and how much information is recorded about each one.LOD andLOI will be determined by the client prior to the modelling process to suit their purposes. With a comprehensive point cloud in theirpossession, they can always add greater levels of detail and information at a later date without further site visits being necessary.

4D BIM involves time-related information being linked to different components of the Building Information Model.  Specific elements of work, including details on procurement, construction and installation period are all part of the 4D Model.
