Land Surveys

Land Surveying

Getting a survey is one of the first steps of any project, whether it be a single house build or a new freeway construction. Engaging a competent surveyor is crucial to avoid errors in the initial survey, which lead to discrepancies in the design, erroneous tender quantities and problems/increased costs in the construction phase.

Certitude Surveys uses the most suitable and efficient methods or combination of survey techniques – traditional surveying, GPS, UAV (drone) and long-range 3D laser scanning – to create a digital copy of your site. This is completed to the highest level of accuracy and used to produce clear and professional plans of the site, sets of drawings, high quality CAD data, GIS data and comprehensive point clouds – any format required by the client.

Some of the different types of land surveys we offer are detailed below:

Feature and Topographic Surveys

These show the existing layout of the site with spatial presentation of all natural and man-made features. During the feature survey, ground levels are recorded at suitable intervals to capture the lay of the land and allow the creation of contours. A Digital Terrain Model (DTM) is produced which allows designers and engineers to create retaining structures, vertical alignments, drainage and landscaping to suit existing site conditions. Calculation of earthworks cut and fill volumes is also possible after a feature survey of the site. Some examples of these types of land surveying we offer are as follows:
  • Building plot feature survey, levels and plan, with layout of site and surrounding structures.
  • Topographic survey for roads, rail, greenfields developments and other earthworks projects.
  • Full feature survey of the urban environment including road levels, kerbs, street furniture and drainage

Building Elevations

An elevation drawing typically shows the external facade of a building, projected orthographically in 2D and showing the finished appearance including structural and architectural detail. Planners use existing elevations alongside proposed elevations in planning submissions whilst architects use the existing elevations as base data when redeveloping and making alterations to a building or structure. Using high-accuracy survey instruments such as Total Station and 3D laser scanner, Certitude Surveys can also create elevations of building facades during construction activity to track and document structural deformation and dilapidation.

Floor Plans and Sections

Internal floor plans provide a top-down view of the building layout, floor-by-floor, with height of ceiling, room dimensions, and changes in the floor level annotated. Building floor plans are captured to the correct level of detail for your project. This ranges from the main structural features and architectural details/dimensions, to custom detailing including electric points, sanitary fixtures, pipework and services, and reflected ceiling plans. Sections can also be produced of each floor, or multiple floor views. We can visit your site at various stages of construction to capture detail which is subsequently hidden, such as structural members, services and pipework in the ceiling or floor space.
